Engineered wood gives you a genuine hardwood surface — real oak, real walnut, real ash — on a construction that is far better suited to modern British homes than solid timber. It is the floor most people actually want when they say they want wood, and it is considerably more forgiving than solid boards of central heating, underfloor heating and the humidity swings of a UK winter.

How engineered wood is built, and why it matters

An engineered board has two parts. The top is a solid hardwood wear layer — the part you see, walk on and eventually sand. Beneath it sits a plywood or softwood core, built up in layers with the grain running in alternating directions. That cross-ply construction is the whole point: it counteracts the natural tendency of timber to expand and contract across the grain, so the board stays dimensionally stable where a solid plank would cup, gap or bow.

The number worth asking about is the thickness of the wear layer. A 2mm to 3mm wear layer is an entry specification and will generally take one light sanding in its lifetime. A 4mm layer allows a couple of proper refinishes. At 6mm and above you are into boards that can be sanded three or four times, which realistically means the floor outlives most of the people who buy it. If a retailer quotes you only the overall board thickness and not the wear layer, that is usually because the wear layer is thin.

Engineered wood compared with the alternatives

Against solid wood, engineered wins on stability and on where it can be laid — solid timber is a poor choice over underfloor heating or in a kitchen, and engineered handles both. Solid boards can be sanded more times, but with a thick wear layer the practical gap is smaller than people assume.

Against laminate, the difference is simple: engineered wood is timber, laminate is a photographic print under a wear layer. Good laminate looks convincing and costs considerably less. Engineered wood feels like wood underfoot, ages like wood, develops patina, and can be refinished rather than replaced.

Against LVT, engineered wood loses on water resistance and wins on authenticity. For a kitchen with a dishwasher and a back door, we would often steer you to LVT and say so plainly. For a living room, dining room or hallway where the floor is part of the character of the house, engineered wood is the better answer.

Finishes: oiled, lacquered and brushed

The finish changes how a floor looks, how it wears and how you look after it, and it matters more than most showrooms explain.

Lacquered boards carry a protective surface coat. They resist spills and scuffs well, need very little maintenance, and have a slight sheen. When a lacquered floor does eventually wear through in a traffic path, the repair is a full sand and recoat rather than a patch.

Oiled boards have oil worked into the timber itself rather than sitting on top. The look is more natural and matt, the grain is more apparent, and — the real advantage — a worn or damaged area can be cleaned and re-oiled locally without refinishing the whole room. The trade-off is that oiled floors want re-oiling periodically, typically every couple of years in a busy household.

Brushed boards have had the softer grain lightly scraped away to accentuate the texture, and are usually combined with an oiled or lacquered finish. Smoked and fumed boards have been darkened chemically through the timber rather than stained on the surface, so the colour goes deeper than a scratch.

    Caring for an engineered wood floor

    Engineered wood over underfloor heating

    This is one of the main reasons engineered wood exists, and it is where it comfortably outperforms solid timber. The cross-ply core copes with the thermal cycling that would cause solid boards to gap in winter and cup in summer.

    There are rules worth respecting. Surface temperature generally needs to stay below around 27°C, the heating should be commissioned and brought up gradually before the floor goes down, and a thinner board usually conducts heat more efficiently than a very thick one. Wider boards are more prone to visible movement than narrower ones. Tell us at the measure stage that you have underfloor heating and we will specify accordingly rather than discovering it afterwards.

    Fitting, acclimatisation and subfloor

    Engineered wood needs to acclimatise in the room where it will be laid, usually for several days, so that its moisture content settles to match the environment. Skipping that step is the most common cause of gapping a few months later, and it is the corner most often cut by a fitter working to a tight schedule.

    Boards can be glued down, secret-nailed to a timber subfloor, or floated over underlay depending on the construction and the setting. Expansion gaps at every perimeter are non-negotiable — timber moves, and a floor fitted tight to the walls will eventually lift. In older Nottingham and Derby properties with suspended timber floors we will check the subfloor for movement and ventilation before recommending a method.
